All rates quoted are subject to availability and alteration. All discounted rates quoted are limited offers and subject to availability and may be subject to a minimum number of nights stay. 

Whilst every effort has been made to ensure the accuracy of all information, The Twelve does not accept liability for any errors or omissions and reserves the right to change information and descriptions of listed hotels and products. 

The hotel reserves the right to change any rates which have been incorrectly quoted. 

Please note that different terms, conditions and cancellation policies in relation to all online bookings via The Twelve hotel websites may apply depending on the room or rate type selected. Please read carefully the room rate details that are provided before you make your online booking. You are advised to check through the rate details before making your online reservation. 

Promotions and offers 

Please note that all promotional offers are subject to specific terms, conditions and restrictions listed on the specific webpage. All special offers are subject to availability.

Reservations may be cancelled or amended up to 72 hours prior to day of arrival. Failure to cancel your booking prior to this time will result in an automatic charge equivalent to 1 night(s) accommodation being charged to your credit or charge card.

Non refundable reservations will not be refunded under any circumstances. 

If the hotel cannot fulfil the original date a new agreeable date will be organised.

Storing of personal data by the human resources department 

Please be aware that all personal data and CVs or resumés submitted via The Twelve Hotel website are stored on a secure, dedicated server for a fixed period of six months only. After this, all data is deleted. This data will only be used for the purpose intended. Access to this data is strictly limited to authorised personnel from The Twelve Hotel human resources department. 

Cookie usage and storage 

We do not store any personal or traceable customer information in the cookies that we use. Additionally, all our cookie data is encrypted to prevent third parties from accessing the information they contain. Each cookie we set lasts only for the duration of each visit.
